You should add resale value and whether the town and area is growing in population or depopulation.

I understood it very well.
I have relatives who were born and raised in Athens and have lived in Loutraki 40 mins out of Athens for 30+ years and and never looked back. They also never need to worry about droughts as Loutraki is where much of the water originates for half of Korintho. Is it possible to focus on the areas of the Peloponnese, like Nauplio, Naupakto, Xylokastro until you reach the deep southern parts in the Lakonian region focusing on the cities of Kalamata and Sparta as well. I have 2 years left before retirement and am seriously considering Kalamata [primarily it's where my family is from] it's also much less expensive and very close to the beaches. The only issue are earthquakes.

If you’re an American living in France, and you have investments in stocks, bonds, annuities and such over a certain amount, are you saying France will tax that even if you are a senior over 70? And if so ,what is that percentage. When you say taxing assets does that include real estate property in the US?
Hi Giorgio, very informative content. You mentioned the ski resorts, and I'm interested in Bansko not for investing, but for a second home. However, I probably won't have the funds together for another two years. Although real estate prices still seem reasonable in Bansko, my fear is that prices will shoot up in the next 2 or 3 years, and I'll be stuck trying to catch a falling knife. Do you think property prices in ski resorts like Bansko will still stay reasonable in the near future? Also, do you have any predictions on Sunny Beach? Thank you

Great advice, French do not say the truth about inheritance tax, i will never purchase a property in France, i went to buy two château included huge restoration, no one tell me about inheritance tax, i had appointment with the President of the town, noone tell me about inheritance tax, i have stopped the purchase before the 2nd signed to the notar. Finally French steal me my clothes & furnitures from a small appart had rent, never post me back a packet my thinks, a lost 11000euro included notar and agent fees. I think France is better to rent appartment for living less than 6months, but on the other side the environtment is corrupted by the 80 nuclear stations water air promotes the development of cancer. It is also the stabilitiy of the old properties out of demand, if earthquake happen in France it will be a disaster to these beautifull château, never builded according to Greco-Roman Empire quality criteria that last for ever see Vatican & Acropolis Athens, French builders and constructors that time used limes stones which for the foundament as a main stone to build, but today is not allowed any more beause does not have good stability to earthquake. There is a question on this matter if these Heritage buildings castles and manors can be used today without modern alliance of earthquake levels. Also French architekts says that lime stone is a granet, that is not truth because granet is 2 times harder more stable than marble (7.5 Mohs scale same hardness and durability onyx agate semi-precious stone it is scratched by diamond point not steel) but lime stone is soft 3-4 Mohs hardness is not durable material to insist earthquakes it can be scratched easily by the finger alone.

Did Sicily experience a house price craze bump like other countries did?
I would not say a house price craze bump but certainly prices did rise a fair bit.
I’ve got 200k euros to spend and I’m sold on Sicily but I need to go somewhere I can get to by public transport only. Where do you recommend? I’ve been looking at Noto so far
I would recommend Palermo and Catania as both have major airports.
There are also better alternatives in Sardinia!

What does it have with the airport, why do you include it as a defining factor? There are much more valuable things unless you have to fly a few time each month which makes it worth it. Also, I can see that you include a lot of Andalucian cities. Did you try to live there by yourself for a certain period of time? In summer? What is the ocupas rate there?

I'm 28 and want to flip properties. Work my way to the stars so to speak hah. Is it possible to start with 10k? Are materials expensive ? Are workers reliable ?
Unfortunately getting a mortgage in Bulgaria if you are from a non EU country can be very difficult and so 10K is unlikely to get you very far.

I've heard people have bought houses out there for 7&10€ but in need of renovation. Have you heard of people in property renovation making money in bulgaria flipping properties ?
Why are property prices going up? Isn't it supposed to go down since Bulgaria lost a quarter of its population since the eighties leaving all of these empty houses behind? How does this work?
There are a number of factors in play. Population is going down in the countryside. In the major cities it is stable. Also Bulgaria is getting richer, has low debt and low taxation.
Please inform us of the quality of the infrastructure, Water & Power, Health Care, Dentistry, Veterinarian, Schools? These are the deal breakers for investment. Why move to a beautiful location if there are none of the resources that I have mentioned above? Thank you however, what you have show Great info.

Malaga and its surrounding area suffers high prices because it is probably the most desirable area to buy in Spain. Alicante is also great, cannot disagree, but it is obviously not the Costa Del Sol.

"""Red tape"" is the killer if you are buying to invest in Italy... If you are non-resident, you are not there to deal yourself with the intricacies and the labyrinthine unending bureaucracy how can you possibly manage your investment? You would need to employ agents, lawyers, accountants, etc which then can likely originate their own problems if you fall in dispute with them about anything. Only buy if you are going to live there permanently and you feel you can cope with the challenge.
i would only buy in Italy as a lifestyle purchase rather than an investment.

Do you know how much taxes are in Sardinia? I live off of my disability rent. I’m also trying to figure out how immigration is in Sardinia as a Swiss and US citizen. I would love to by a small house with sea views and have a budget of 350k EUR max. Idk if I can buy a small house with that?
TBH, the type of people who buy property on Ibiza aren't concerned about the cost/sq. mt. or the potential return. They buy for the lifestyle. You mentioned Valencia as a viable investment alternative. What do you think about Gandia as an investment opportunity? It's a bit smaller than Valencia, close to Valencia, and I would imagine cheaper per sq. meter than Valencia.
Gandia is not a bad option as real estate is under 1500 Euros oer sqm although if you want a sea view property it is not particularly cheap. As Valencia is getting more expensive Gandia could be a good option at around 1/2 the price but please bear in mind Spain is more of as lifestyle purcahse thann an investment opportunity.
Kalamata is the best kept secret. Island vibe on the mainland and only 2.5 hours from Athens.

This is Ibiza, along with Marbella are pretty much the rich playground. It is not for ordinary people, and for sure and expect prices to go even higher. I'm looking all over the southern coast of Spain and it has all gone up. Here is my thoughts about all of this, if you missed buying better 2008 to 2020 then you need to consider less popular options but have way more potential such as Almeria, Cadiz, south of Alicante like Torrevieja still some opportunities there, and very few other spots.
Almeria and Mrcia province are still very affordable as are parts of Alicante region although prices are going up fast in the city of Alicante.
€10k/sq. meter?!? I think I would rather take my money to more upscale markets with better city services, transportation and lower overall cost of living. Never a good sign when the locals can't afford to live there. Thanks, Giorgio!
